The following criteria are used when taking out a mortgage with HYPOTEQ.

Types of business

  • New mortgage
  • Repayment of an existing mortgage (with/without increase)
  • Extension of an existing mortgage (with/without increase)

Loan

  • Up to 80%

Portability

  • Up to 35%

Running times

  • Fixed-rate mortgage from 1 to 25 years
  • SARON Mortgage

Tranches

  • Up to 3 tranches (as long as tranches to be redeemed expire in the next 18 months)

Forward

  • Take out a mortgage up to 18 months in advance

Payment date

  • At least in 30 days
  • Maximum in 18 months

Object types

  • Single-family house owner-occupied
  • Condominium owner-occupied
  • With or without future renovations, servitudes, usufruct and residential rights

Borrower

  • Up to 2 natural persons, CH or domicile CH with C permit, no US person

  • Employed, self-employed or retired

  • With or without additional properties (e.g. vacation home, investment properties)

Debt collection

  • All completed and older than 2 years

  • Total entries less than 2 years old and less than CHF 200

Additional collateral

  • Insurance policies (full pledge)

  • 2nd pillar/pension fund (full or partial pledge)
  • Savings 3 Bank products

Restrictions

  • No agricultural zone

  • No building rights
  • No construction financing
  • No financing of investment properties
  • No variable mortgage
